As of 2016 all new homes and new construction must pass Michigan's Energy Code N1102.4.1.2 and N1101.3.1 pg.437 2015 MRC.

Additions

If you're planning on building an addition, it's crucial a pre-construction Blower Door test be performed. Otherwise the code official may demand the entire building pass with 4 or less air-changes per hour @-50Pa.

Thermal Imaging

If for some reason the home is having problems passing a Blower Door test, a thermal camera can be used to pinpoint areas of air-infiltration. A report with thermal and digital images should be provided to the builder or insulation company so problem areas can be fixed. Most homes fail due to an improperly or undersealed bond-joist, bonus rooms above a garage, excessive unsealed can-lights, and other penetrations leading into the attic.

Duct Blaster testing

Once HVAC ductwork leaves the thermal envelope a Duct Blaster test must be performed to determine there's no more than 4cfm per 100sqft of serviced area at -25Pa. This is seen mostly on homes built on slabs and bonus rooms above a garage.

Functional air-sealing

We provide AeroBarrier - a new air sealing technology to reduce the carbon footprint & energy costs in new construction, remodels and multi-family units. We help builders pass blower door tests and help architects simplify materials selection for air sealing. Our process uses a fog applied caulk that automatically fills all the hard-to-find gaps and cracks in the building. We use a large blower door fan to put the space under pressure, forcing air through the existing leaks. Our sealant is then sprayed into the air and carried through each crack, like fix-a-flat for a tire. This process is especially effective in party walls in apartments, townhomes, condos, dorms, and offices. It essentially compartmentalizes the building from the outside, or in the case of condos/apartments each room from the next. The sealant prevents drafts, smells, pests, moisture intrusion, and particulates from outside air. But most of all it prevents energy loss from heating and cooling while maintaining indoor air quality. We believe we have an opportunity to play a significant role in electrifying buildings and the increasing usage of renewable energy. Our system will save on energy use, operational costs, and labor costs. Contractors use tapes, caulk and spray foam where they think air will leak, AeroBarrier seals where air actually leaks, every time guaranteed. Air sealing can also help in getting 45L incentives available from the Inflation Reduction Act, State of Michigan tax credits and utility rebates.
